Quality- Delivering care and service that exceeds the expectations of those we serve.DESCRIPTION DescriptionJob Title: Groundskeeper We have an exciting opportunity for an experienced Groundskeeper who wants to join a dedicated and growing team. This position will oversee several property grounds and is responsible for the upkeep and maintenance of curb appeal overall aesthetic. The primary responsibility includes upkeep of the property in order to enhance and maintain its curb appeal. Also to assist rest of the staff, as directed, in their efforts to manage the property in an efficient manner. An ideal candidate is detail-oriented and willing to learn. The groundskeeper is responsible for landscaping duties and reports to the Maintenance Supervisor/Manager. Essential Functions: Include but are not limited to- Physically walks the property on a frequent basis and removes litter, debris and pet droppings from the grounds. It is especially critical that the following areas remain neat and free of litter at all times. Maintains property cleanliness by removing any liter and other debris from property grounds. Performs trash duties including removing abandoned furniture or items from move-out units. Maintain vegetation and landscaping on property. Performs physical tasks including digging, tearing down, and installing when needed. Other general groundskeeper duties and procedures. Laundry room. Mail rooms (if applicable). Dumpster areas. Recreation areas. Grounds adjacent to the road, in front of the office. Walkways to and from, and in-between buildings. Parking lots and drives. Performs "trash-out" duties at vacated apartments on a daily basis. Removes all abandoned furniture, trash, boxes. Transfers to dumpster or storage area, whichever is applicable. Transfers trash and other items left outside of dumpster into dumpster. Pick-ups and sweeps area. Keeps dumpster doors closed on windy days. Details property on a regular basis. Cleans and rakes shrub areas; shovels mud when necessary. Uses blower to keep sidewalks and walking areas clean of loose grass and brush. Assists with various physical tasks as directed; e.g., tearing down fences, digging post holes, carrying abandoned sofas, etc. Assists with "make-ready" duties when requested by the maintenance supervisor. Completes minor and routine service requests when requested by manager and/or senior maintenance technician. Follow procedures when service requests are performed. Changes locks, makes keys when directed. Distributes notices to guests doors as requested by management. pm21 POSITION REQUIREMENTS Qualifications: Include but are not limited to- High School Diploma or equivalent. General knowledge of landscaping.Specific Job Requirements: Work Hours:40 hours a week, eligible for overtime. Physical requirements: Walking/sitting, bending/squatting, finger dexterity, use of stairs, reaching, and lifting small weight limits, kneeling, and other physically demanding tasks.
