Quality- Delivering care and service that exceeds the expectations of those we serve.DESCRIPTION DescriptionJob Title: FloatingLeasing Consultant Must be willing to float between Olympia and Seattle Pay Range: $16-$18 hourly DOE We have an exciting opportunity for a highly motivated Leasing Consultant who wants to join a dedicated and growing team. This position will perform leasing tasks and customer service relations. An ideal candidate is eager to learn, friendly, detail oriented, and enjoys working in a dynamic work environment. Leasing Consultants are responsible for rental and customer relations and report to the Community Manager. The Leasing Consultant is the property's sales representative whose primary duties are to greet prospects, to present professionally the features and benefits of their assigned community and properly secure lease agreements from qualified persons. Successful individual must be very service oriented and strives to make current residents feel welcome and comfortable in their community. Conducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments. Essential Functions: Include but are not limited to- Marketing/Leasing Maintain professional and friendly atmosphere in leasing office. Answer incoming calls and handle accordingly. This includes prospect residents, current residents, complaints, service request, etc. (Transfer calls to Assistant or Property Management when appropriate). Complete lease applications and verifications and notify prospective residents of results. Complete lease documentations including addenda. Determine needs and preferences of prospective residents. Present community professionally and communicate features and benefits of community. Perform necessary functions of Yardi software. Inspects units and vacancies daily to ensure market readiness. Collect rent and deposits. Complete Guest Card information for all prospects. Inspect grounds and ensure quality control. Report any violation or maintenance concerns to appropriate receiver. Inventories office supplies and reports needs to manager. Organize and file any documents in appropriate manner. Attends company meetings when requested. Assist supervisors in daily/weekly reports, resident communications, move-out inventory, etc. Perform duties pertaining to move-in and move-out agendas. Performs any other duties and tasks assigned by supervisor.Administrative Correctly completes all lease applications, assists with application verification and notifies prospective residents of results. Type's miscellaneous resident communication as needed. Completes all lease paperwork including related addenda and accepts rents and deposits. Physically inspects property when on grounds, picks up litter and reports any service needs to maintenance staff. Inspects move-outs and vacancies. Inventories office supplies on periodic basis. Reports needs to manager. Attends company meetings when requested. Assists manager and assistant manager in preparation of daily and weekly reports, resident communications, move-out inventory, market surveys, etc. PM21 POSITION REQUIREMENTS Qualifications: Include but are not limited to- High School Diploma or equivalent required. Understanding and willingness to learn leasing and rental skills. 1 year of leasing experience preferred but not required. Knowledge in Yardi, On-Site, Craigslist preferred Specific Job Requirements: Work Hours:20-40 hours a week depending on Full-time or Part time position. Physical requirements: Walking/sitting, bending/squatting, finger dexterity, use of stairs, reaching, and lifting small weight limits, typing, hearing, communication, telephone use, operation of office equipment, reading and writing comprehension, effective listening and speaking skills (telephone, in person). Mental and Emotional Requirements: Must be able to work in a face-paced and customer service-oriented environment. Performs effectively under pressure and meet any time sensitive requirements. Team oriented. Takes instructions from supervisors. Implement exceptional problem-solving skills. Be able to effectively interact and communicate with co-workers, supervisors, guests, residents, venders, and others. Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to residency.
